1.) Home Site Reservation
The day that you choose your home site we will ask you to place a $1000 deposit with us made payable to Financial Title. This check will be held un-cashed and is fully refundable until you enter into your purchase agreement. You will then set up an appointment for a financing approval from our preferred lender.
2.) Financing
Although we ask that all buyers obtain an approval from our preferred lender prior to entering into a purchase agreement, you are not required to use any specific lender. We recommend the use of our preferred lender to provide one stop shopping eliminating the need to shop all over town to find the best rates on a home loan. We are confident that our preferred lender will not only offer you a competitive rate but will also provide you with wonderful customer service and make the financing of your new home as hassle free as possible.
3.) Model Home Tour
Once you are pre-approved for your new home, we will schedule an appointment to walk you through the model you are purchasing. This is our opportunity to share with you all the wonderful included features that most builders sell at a premium. As well as going over the many customization opportunities available to you.
4.) Purchase Agreement
Now that you have gone through the model home tour, we are ready to move forward you’re your purchase agreement. Your sales representative will answer any questions that you may have as they guide you through what you can expect over the next few months. At the signing of your contract, You will increase your deposit to a minimum of 3% (deposit may be higher) typically equating to down payment required by preferred lender plus $1000 paid to Financial Title… see a sales agent for details.
5.) Design Meeting
We ask all of our buyers to first attend buyer orientation meeting. This meeting is hosted by our design studio team and will answer all of your design related questions. Knowledge is power and we feel strongly that the more power you have as a buyer, the more pleasing the buying process will be. Typically, you will then meet with the design coordinator individually within a few weeks of the buyer orientation meeting.
6.) Design Appointment
Here is where the fun really begins. Our Design Studio Staff will guide you through the many amazing choices you have to customize your home and have it be as unique as you are. If options are chosen that increase your purchase price, we will ask for an additional deposit when using our lender (a minimum of 50% is required when using an alternate lender). We offer those buyers who will be financing their home purchase through Aequitas Mortgage Group, the option of only increasing their deposit to the amount of the down payment required as long as they are fully qualified for the amount of options they are choosing. 7.) During Construction
On average homes take between 5 to 8 months to build. We know how exciting building a new home can be. Driving by your home on a regular basis is perfectly acceptable and we encourage you to do so. We do ask, however, that you do not venture from the street on to any of the home sites. Not only are we bound by strict rules from our insurance provider, but a construction site can be extremely dangerous. Your safety is extremely important to us. 8.) Framing Tour
Buyers will be contacted by our warranty department to attend a framing orientation once your home is framed and the electrician and plumber have finished their work. This walk-through is to ensure that any options you may have purchased have been installed. This walk-through also gives you the opportunity to tour your home while it is under construction and ask one of our Granville Homes construction professionals any questions you may have.
9.) Warranty Orientation
Sometime during the last few months of construction you will have an opportunity to meet our warranty team. These meetings take place on a monthly basis and are a means of answering any questions you may have regarding the maintenance and upkeep of your new home. After the meeting with our warranty team you will receive a letter sharing with you that your home is 30 days from completion.
10.) Home Orientation
About a week before your home closes escrow you will meet with one of our warranty team members who will familiarize you with each individual component of your new home. We will share with you what to do in an emergency situation, routine maintenance as well as answer any last questions you may have before the delivery of your new home.
11.) Loan Documents
Approximately the same time as you have your final walk-through you will also be signing your loan documents at the title company. This is also the time you will need to bring in any additional down payment money (if applicable).
12.) Closing Escrow
About a week after you sign your loan documents at the title company your home will close escrow, you will be notified by your title officer or a Granville representative when this occurs. You then visit our Sales Office to receive the keys for your new Granville Home.
